Basis of Appraisal of the Market Value of Land
Abstract
Real estate appraisal is development of thought, usually, about its market value. The value of land is caused by a variety of economic and physical properties. The methodology of individual valuation of land is based, mainly, on the methods of comparing sales and income capitalization. The paper describes the basic properties of soil which affects its market value as well as the principles of the methods in appraiser practice of developed countries.
